In this phase, we learn our client’s personality, needs, and objectives, and then we determine the available spaces, sizes, and unique features. We also observe the existing conditions, location, surrounding area, climate, people, or any related variable that could impact the design. Finally, we organize all this information in certain documents such as Program, Zoning Summary, and Existing Condition drawing.

In this phase, we start to explore design concepts, testing options, and general direction of the look and feel until we agree with the client on the final design direction to implement in the following phases. Preliminary Site, Floor Plans, and Preliminary Exterior Concept are the documents that could be delivered in this stage.

In this phase, based on the approved floor plan and exterior concept, we define and develop all project aspects and specifications for preliminary cost estimation. In the design development phase the exterior concept, interior layout, and space dimensions will be fully designed and completed and most of the material will be selected. The deliverables will be a more detailed set of documents, such as the drawing set and the outline specification document.

In this phase, we show how the space components will be connected, and determine all the materials, equipment, appliances, and furnishings. We develop a thorough set of construction documents and share them with the construction executive engineers.

This phase involves regular site visits to address potential problems, avoid delays, and confirm the quality of the agreed materials to ensure all work is completed to meet the project objectives and the client’s expectations. At every site visit, we capture photos, document the progress, and provide field reports.
